Real HAZA work

Your floor should feel finished.

Clean lines, careful transitions, and prep that keeps the finished floor looking right long after installation day.

01 / The work

Three jobs. Done properly.

Most flooring calls come down to one of these. The hard part isn’t installing or sanding. It’s knowing which job your floor actually needs and saying so before the invoice.

01

LVP & laminate installation

Floating floors can go over many surfaces. That is exactly why bad installs are common. Every dip, hump, and soft spot telegraphs through the floor. We check the base before the first board or plank goes down.

  • One room, one level, or a whole house
  • Subfloor flatness and moisture checked first
  • Trim, transitions, and thresholds quoted up front
  • Furniture and old-floor removal scoped clearly
02

Hardwood buff & recoat

Your finish is scuffed and dull, but the wood under it is fine. A buff and recoat abrades the old finish, then lays a fresh protective coat without sanding to bare wood.

  • Best value in hardwood care, when the floor qualifies
  • Wear, existing product and adhesion assessed first
  • Less disruption than a full refinish
  • Can buy you years before a full sand-down is needed
03

Sand & refinish

Down to bare wood, then built back up. This resets deep scratches, pet damage, water marks, or a color you’ve wanted changed for years. Cure time determines when the rooms come back, not sanding time.

  • Board thickness and sanding history assessed first
  • Sheen and finish chosen before work starts
  • Cure and drying schedule confirmed in writing
  • Engineered wood evaluated case by case
02 / Straight answers

Recoat or refinish? Usually the cheaper one.

This question costs homeowners the most money, because the expensive answer is the easy one to sell. Here’s how to tell the difference before anyone sets foot in your house.

The cheaper road

A buff & recoat is enough if…

  • The dullness and scratching sits in the finish, not the wood
  • You can’t feel the scratches with a fingernail
  • There are no grey or black boards or deep water stains
  • The finish is intact and wax has not been used
  • You’re happy with the color you have

The full reset

You need a full refinish if…

  • Scratches and dents catch your fingernail
  • Boards have gone grey, black, or water-stained
  • Finish is flaking, peeling, or worn to bare wood
  • Repairs, gaps, or cupping need to be addressed
  • You want a different color or sheen

THE RULEIf a recoat will do the job, that’s what we’ll tell you, even though a full refinish pays better.

03 / What it costs

Why there’s no price on this page.

Any per-square-foot number a flooring site prints is a number that changes once somebody looks at the floor. Here’s exactly what moves a quote, whether it’s ours or someone else’s.

Send photos and a rough square footage and you’ll get a scope in writing. It will show what’s included, what isn’t, and what could change the number.

04 / How it goes

Four steps, no mystery.

You should know what happens next at every stage. That includes the boring part, when the finish cures and nobody is allowed to walk on it.

Photos and a few questions

Text pictures or use the form. The rooms, rough square footage, and what’s bothering you are usually enough to identify the likely job.

We look at the floor

Flatness, moisture, board thickness, existing finish, and transitions. This is where guesses become a scope.

Scope in writing

What’s included, what isn’t, product, sheen, schedule, and drying time. If something could change the price, you hear it now.

The work

We work clean, keep you posted, and tell you exactly when you can walk on it, move furniture back, and put the rugs down.

07 / Before you call

Fair questions.

We can tell you which job your floor probably needs and what the price depends on. The number itself waits until we’ve seen the floor, because prep is what moves it.

No. Tell us what’s in the rooms and we’ll include moving in the scope, or split it with you if you’d rather handle the small stuff yourself.

A buff and recoat has the shortest turnaround. A full refinish is decided by cure time, not sanding time. You’ll get walk-on, furniture, and rug dates in writing before work starts.

Yes. HAZA carries liability insurance and can send the certificate before work starts.

Most calls and texts are answered within two hours during working hours. Evening messages are answered first thing the next morning.

No. Board thickness, previous refinishes, and engineered wear layers limit how much can come off. If it can’t take another sanding, we’ll say so.
